How to Get Your Listing Noticed in a Buyer’s Market

It’s not easy to be a seller in a buyer’s market which has been like this for most of the year.  So the question people ask me is “how do I get my home to stand out?”

That is a loaded question however there are ways to make your home stand out.  Here are some tips you can use:

  1. Price IT Right – a bit of a spin on the famous Bob Barker show but you have to price it correctly. If you overprice it, your home becomes an example of a home priced too high where other sellers can use to justify their listing prices.  A correctly priced home will help garner the ‘’right’’ traffic you need in a buyer’s market.

     Things to Consider

  • Work with your Realtor to study comparable sales and current competition within your neighbourhood.  A good realtor will know what’s already on the market in your vicinity before you even ask the question.
  • Chances are the price you’ve listed wasn’t what you’re expecting.  This is normal in a buyer’s market however if you’re looking to purchase your next home in a similar timeframe and market chances are you’ll be able to retrieve a deal in your next home.
  • One popular option to get traffic and buzz on your home is to price slightly under market value.  This could lead to scenarios where you have multiple offers in a buyer’s market!

 

  1. First & Lasting Impressions – It is not an overstatement to say that first impressions are lasting impressions and this is more true in a buyer’s market.

     Things to Consider

  • Curb appeal is vital to a first impression.  Do any necessary repairs, spruce up the look with some plants, flower and gardens.  Ensure that the garage and front door are in tip top shape either with a fresh new coat of paint or replaced entirely.
  • Hire a Real Estate Agent who will invest in professional photography which includes a video tour of your home with some drone shots.

 

 

  1. Staging – Once potential buyers are through the door, a staged home can help your home stand out from the rest.

     Things to Consider

  • Decluttering and de-personalizing your home will help potential buyers envision themselves living in your home.
  • Stage your home for photography – this will go a long way for your online photos in addition to client showings.  Having a clean, well furnished and brightly lit home will leave a good first impression.

  1. Renovations – You don’t need a top down renovation to stand out but there are certain renovations that get you more bang for your buck.

     Smart Renovations include:

  • A fresh coat of paint in neutral colours
  • New hardware and fixtures (e.g. Kitchen Faucets, Light Fixtures).
  • Curb appeal additions such as re-sealed asphalt driveways, new plants and fresh flowers).

  1. Market Strategically – A great listing deserves great marketing. In a high-inventory buyer’s market, your Real Estate Agent should have a multi-platform strategy to increase visibility.
  • This should include:
  • Open houses, private showings, and possibly broker tours to reach wider markets.
  • MLS exposure with a unique description, well take photos and a virtual tour to help attract potential buyer’s attention.
  • Social media campaigns, including paid ads across different platforms.

  • As I said before first impressions tend to be lasting impressions and you don’t want your home to be just ‘another listing’.  You want it stand out as best as it can to garner that traffic and interest to ultimately sell your home.  Remember in a buyer’s market, consumer expectations are higher and you want a Real Estate Agent who can help you navigate through the mud and get your home sold.
